What Happens During a Mold Inspection? A Step-by-Step Walkthrough

By Super Green Environmental — Licensed Mold Assessor #MRSA2418, serving Broward, Miami-Dade, and Palm Beach counties

Quick answer: A professional mold inspection takes 45–90 minutes on site and follows the same basic sequence every time: a walkthrough of problem areas, moisture meter readings throughout the property, air sampling if anything looks or smells suspicious, and a written report with lab-confirmed results within 24–48 hours. Here’s exactly what that looks like, step by step.

Step 1: The Phone Consultation (Free)

Before anyone sets foot on your property, we talk. You describe what you’re seeing, smelling, or dealing with — a musty odor, a water stain, a recent leak, a home sale that needs documentation — and we give you an honest read on whether an inspection makes sense and what it will cost. If it sounds like something you can handle yourself, we’ll tell you that too. We only get paid when we come out.

Step 2: The Visual Walkthrough

On site, a licensed assessor walks the entire property, not just the room you’re worried about. Mold problems are rarely confined to where you can see them, so we systematically check the usual suspects:

  • HVAC systems and ductwork — condensation and poor drainage make these one of the most common hidden sources
  • Bathrooms — around tubs, behind toilets, under vanities, in exhaust fan housings
  • Kitchens — under sinks, behind refrigerators, around dishwasher connections
  • Closets and low-airflow rooms — anywhere air doesn’t circulate, humidity collects
  • Attics and crawl spaces — roof leaks and inadequate ventilation show up here first
  • Windows, doors, and exterior walls — seal failures let humidity migrate inward
  • Any area with a known water history — past leaks, storm damage, or insurance claims

Step 3: Moisture Mapping

This is the part most homeowners don’t expect. We use professional moisture meters to test walls, floors, and ceilings throughout the property — not just where there’s visible staining. Elevated moisture readings behind a wall with no visible mold yet are often the earliest warning sign, and catching that early is what keeps a $495 assessment from turning into a $5,000 remediation job six months later.

Step 4: Air Sampling (When Warranted)

If the walkthrough and moisture readings point to a real concern, we collect air samples using calibrated pumps that pull a measured volume of air through a spore trap. A typical assessment includes:

  • Three indoor air samples, taken in the areas of greatest concern
  • One outdoor control sample — this is the step people skip when they buy a $30 DIY kit, and it’s the one that makes a lab report meaningful. Without a same-day outdoor baseline, there’s no way to know whether indoor spore counts are actually elevated or just reflect what’s naturally in the outside air that day.
  • Two more indoor samples (5 total) for our Complete Assessment tier, usually added when there’s more than one affected area

Every sample goes to an independent, accredited laboratory — never one we own or have a financial relationship with.

Step 5: The Lab Report and Written Assessment

Lab results are typically back within 24–48 hours. Your written report includes the moisture readings, sample locations, lab-confirmed spore types and concentrations, and — critically — our independent professional opinion on what’s actually happening and what (if anything) needs to happen next. This report is signed under our Florida Mold Assessor license (#MRSA2418) and is built to be accepted by remediation contractors, landlords, insurers, and attorneys.

Step 6: What Happens After

If your results come back clean, that’s the whole story — we tell you so, in writing, and you’re done. If they don’t, we explain what we found in plain language and what kind of remediation scope it calls for. What we don’t do is perform that remediation ourselves. Florida Statute 468.8419 legally prohibits an assessor’s company from remediating a property it assessed within the previous 12 months, and even where that weren’t the law, we’d still refuse — a company that profits from finding a problem has an incentive to find one. We don’t.

Frequently Asked Questions

Do I need to be home for the inspection? It’s not required, but we recommend it so you can point out specific concerns and ask questions in real time.

Will the inspection damage my walls or property? No. Moisture readings and air sampling are non-invasive. In rare cases where hidden mold is suspected behind a wall, we’ll discuss any minimally invasive testing with you first and get your approval.

What if you don’t find anything? You get a clean report, in writing — genuinely good news, and worth having on file if you’re selling the home or dealing with a buyer’s concern.

Can I schedule an inspection the same week? Usually, yes. Call for current availability in your area.

Do you inspect commercial properties the same way? The core process is the same, though scope and sampling plans are typically larger and quoted individually based on square footage and building type.
