That means:
- If there’s no mold, they’ll tell you there’s no mold

- Their report gives you the information you need to make your own decisions — and to get competitive quotes from remediation contractors
An independent assessor works for you, not for a remediation company’s bottom line.
The Right Way to Handle a Mold Problem
The correct process is simple:
- Hire an independent mold assessor to inspect and test your home
- Get a written report with lab results
- If remediation is needed, use that report to get quotes from separate remediation contractors
- After remediation is complete, hire the independent assessor back for post-remediation verification — to confirm the work was actually done correctly
This process protects you at every step. You have documentation, you have competitive pricing, and you have a third party confirming the job is done right.
What to Ask Before You Hire Anyone
Before you let any company test your home for mold, ask these two questions:
- Do you also perform mold remediation?
- Do you have any referral relationships with remediation companies?
If the answer to either question is yes, find someone else. A truly independent assessor will have no problem answering both questions clearly.
