How Much Does Mold Remediation Cost in Florida?

By Super Green Environmental — Licensed Mold Assessor #MRSA2418, serving Broward, Miami-Dade, and Palm Beach counties

Quick answer: Published Florida cost guides put most mold remediation jobs between about $1,100 and $6,000, or roughly $10 to $30 per square foot of affected area. The final price depends on how much mold there is, what it is growing on, and whether the moisture source and HVAC system are involved. A mold assessment costs a small fraction of that, and it is the step that tells every contractor exactly what to quote.

What published Florida cost guides say

  • MoldVerified reports a typical range of $1,100 to $4,200, a statewide median near $2,300, and about $11 to $26 per square foot.
  • MoldOnly reports $1,500 to $6,000, with many typical residential jobs around $3,000 to $4,500, at $10 to $30 per square foot.
  • Bullfrog Waterproofing puts professional removal at $10 to $25 per square foot.

These figures come from contractors and cost sites, not independent studies, and they do not agree with each other. Use them as a range for comparing quotes, not as a promise.

What drives the price

  1. Size of the affected area. Per-square-foot pricing applies to the contaminated area, not the whole house.
  2. Materials. Mold on drywall usually means cutting it out and replacing it. Mold on framing can often be cleaned instead.
  3. Location. Attics, crawlspaces and HVAC systems cost more than a bathroom wall.
  4. The moisture source. If the leak or humidity problem is not fixed, the mold comes back and the work has to be repeated.
  5. Containment and air filtration. Larger jobs need sealed work areas and negative air machines.
  6. Rebuild work. Remediation removes the mold. Replacing drywall, paint and flooring is often a separate cost.

Why test before you collect quotes

A remediation company that also inspects your home earns money only if it finds a problem large enough to remove. Florida law addresses that conflict. Under Florida Statutes § 468.8419(1), a mold assessor or the assessor’s company may not perform or offer mold remediation on a structure it assessed within the previous 12 months, and may not accept or pay referral fees to a remediator. That is why Super Green Environmental only assesses and never removes mold. Read more in why testing and remediation should never come from the same company.

An independent assessment gives you:

  • the location and extent of the mold, so every contractor quotes the same job,
  • the likely moisture source, so the fix lasts,
  • a written report that insurers, landlords and attorneys accept, and
  • a way to confirm the work was done, through clearance testing afterward.

For comparison, our assessments run $495 for a standard assessment with lab-tested air samples, and $595 for a complete assessment, with written results in 24 to 48 hours. See the full mold inspection cost guide.

How to compare remediation quotes

  • Ask every contractor to quote from the same assessor report.
  • Confirm that the contractor holds a Florida mold remediator license, and ask for a written scope that lists the square footage, the containment plan and the post-work clearance testing.
  • Be cautious of a “free inspection” from a company that also sells removal.
  • Get at least two quotes.

Frequently asked questions

How much does mold remediation cost in Florida?

Published guides put most jobs between about $1,100 and $6,000, or $10 to $30 per square foot of affected area. Whole-house and HVAC contamination can cost much more.

Does homeowners insurance cover mold remediation?

It depends on your policy and on what caused the water damage. Many policies limit mold coverage, so read yours or ask your insurer, and keep the assessor’s written report to document the problem. See our insurance and legal support page.

Do I need a licensed professional for a small patch of mold?

Florida’s mold licensing law defines mold assessment and remediation around mold growth of more than 10 square feet (§ 468.8411). For a smaller patch, careful cleaning yourself may be reasonable, but you still need to find and fix the moisture source.

Can the company that tests my home also remove the mold?

Not on the same property within 12 months of the assessment, under § 468.8419(1)(d). An exception applies to certain licensed Division I contractors, who must disclose your right to request competitive bids.
